Franklins - looking to the future
After some three and a half years of challenging property market conditions, Franklins of Letterkenny are embarking on a cautious plan of expansion. Utilising the benefits of the internet, experienced local sales agents will cover parts of the country not widely covered by their head office.
Kevin Cross has rejoined the company and will focus on residential and commercial sales for Finn Valley and Donegal Town. Kevin was formerly with Franklins for five years and became Assistant Manager of their Letterkenny office. "Despite the obvious difficulties, property is still selling," affirms Franklins' Managing Director, Paul Franklin. "At any given time property has to be sold for financial, occupational or matrimonial reasons and there are still a decent number of active cash and prequalified buyers seeking to take advantage of the dramatic reductions now available," he adds. Whilst Mr. Franklin acknowledges the level of sales is significantly lower than at the height of the boom, a greater realism from sellers means there is real value now evident.
Mr. Franklin continues: "Finance remains an issue for many prospective buyers and this undoubtedly limits sales. This situation will not continue indefinitely however and when mortgages are more easily available activity will increase, supply levels will drop and the market will begin to lift again. I forecast prices will probably rise in due course to between where they are now and where they were in 06/07. One could argue that prices are now as artificially low as they were as they were high, at the peak of the market"
