Plans to turn two Donegal homes into guesthouse deemed 'detrimental' and 'inappropriate'

Retention of two houses in the Ashlawn, Ballyraine, Letterkenny area was sought

Donegal County Council have denied a planning application seeking to turn two residential homes into one large commercial guesthouse, saying it would have a 'detrimental impact' on the area.

The application, submitted by MCT Efficient Developments Ltd located in Tyrone, sought to retain two houses in the Ashlawn, Ballyraine, Letterkenny area and further construct a 9-bedroom guesthouse for short-term holiday lettings and allow connection to all existing services and associated site works.

An objection to the build by three members of the locality said: "This would become a commercial property which is inappropriate as the building is situated in the midst of a residential area."

Donegal County Council ultimately denied planning permission, stating that the proposed guesthouse would negatively affect the residential neighborhood.

The development "would have an unacceptably detrimental impact on the residential amenity" due to "the noise and nuisance associated [with] guesthouse activity," they said.

They added that allowing it would also go against zoning objectives meant to "protect residential amenity" and result in "a disorderly form of development" that would harm the surrounding Ashlawn housing area.
